You need to consider the market at the moment and the estate agent you are going to choose to help you sell. To help you out, here are a few tips that wil help you sell your home:
How it Looks
How it looks makes a huge difference. It doesn’t have to be perfect, but it has to look good like you care. If it is a mess with a lot of obvious issues, then the person viewing will be wondering what else is wrong as it appears neglected. S
o, start tidying it up. Start by decluttering; get rid of as much as you possibly can, and this will make it look cleaner and larger. It is always a good idea to repaint. By painting the walls a light colour, you will make it seem brighter and larger; putting a few mirrors up wil help make it seem larger too.
If you have anything clearly broken, it is a good idea to fix it. It may not increase the value, but cleaning the house is a basic necessity. It just gives the right impression. You should also pay attention to the garden too. Mow the lawn, at the very least.
The Smell
You should try and make the house smell as nice a possible. It’s all about what the person thinks as they enter the door. You don’t want to put them off immediately. This may be especially important to people who have dogs or smokers, as these two things can make a house smell quite strongly. Perhaps cleaning your carpets or painting anything can help mask the smell too. You can try air fresheners and scented candles too.
Get the Right Agent
It is important that you find an agent that you can work with, understands your priorities, knows the local area and has a lot of clients on the books. By utilising local estate agent expertise you can save yourself a lot of hassle. They will go through all the legalities with you, find the clients, take them on viewings, etc. The right agent will get you the right price.
Price
It is important that you are realistic about the price. If you go in too high, your home wil be sat on the market for a long time, and you wil end up reducing the price. People will wonder what’s wrong with the house. Too low, and people will think there is something wrong and not even bother viewing it. It is important to listen to the experts and set a price that is informed and based on reality.
